Ever shopped at IOI City Mall, Malaysia's largest mall? π Soon you can collect rent from it.
IOIPG Malaysia REIT has launched its prospectus, and it lists on Bursa's Main Market on 25 November 2026. Applications close at 5pm, 10 November.
We went through the prospectus so you don't have to. Here are the 9 key points πππ
- RM7.66 billion of Freehold Assets on day oneThe REIT starts with 9 freehold properties worth about RM7.66 billion (valued 31 May 2026): one mall, six hotels and two office clusters in Putrajaya, Puchong, KL City Centre and Penang. That makes it one of the biggest REITs on Bursa at listing.
- IOI City Mall is the Crown JewelIOI City Mall is Malaysia's largest mall, with over 2.5 million sq ft of space and more than 850 tenants. Occupancy has stayed above 95% for most of the past six years. It is also the REIT's biggest income source, so its performance matters most.
- Six Marriott-branded HotelsThe hotels are Putrajaya Marriott, Le MΓ©ridien Putrajaya, Moxy Putrajaya, Four Points by Sheraton Puchong, W Kuala Lumpur and Courtyard by Marriott Penang, about 1,920 rooms in all. All are run by Marriott International brands, giving them global booking reach.
- Hotel Income has a Safety NetThe hotels are leased to IOIPG subsidiaries on master leases. The REIT gets the higher of a fixed guaranteed rent or 90% of the hotel's net gross operating profit. So there is a floor in bad years and upside in good ones.
- Offices riding the Decentralisation TrendIOI City Towers (Putrajaya) and PFCC Towers (Puchong) total about 1.83 million sq ft and house over 150 tenants. PFCC hosts Malaysia's first Semiconductor IC Design Park. The top 5 tenants of the mall and offices together take only 21.9% of occupied space, so no single tenant dominates.
- 6.60% Projected Yield, paid QuarterlyAt RM0.96, the REIT projects a distribution of 6.33 sen per unit, an annualised yield of 6.60% for the year ending June 2027. It plans to pay out at least 90% of distributable income every quarter. The first payout covers listing date to 31 March 2027.
- Priced close to Asset ValueNAV per unit is RM0.91, so the RM0.96 retail price is only about 1.05 times book value. Net property income has grown from RM243 million in FYE 2023 to RM388 million in FYE 2025.
- Moderate Debt, Room to GrowGearing is 34.1% at listing (RM2.65 billion of debt against RM7.79 billion of assets), well below the 50% limit for REITs. That leaves about RM1.24 billion of headroom for acquisitions. IOIPG has also granted a right of first refusal on its future assets.
- IOIPG shareholders get first dibsIOIPG is selling 2.2 billion existing units and keeps about 60%. No new units are issued, so the REIT itself raises no cash. Entitled IOIPG shareholders get 1 REIT unit for every 10 IOIPG shares held, totalling 550.6 million units. The Malaysian public ballot is only 110 million units, half reserved for Bumiputera applicants.
Before you apply...
The projected 6.60% yield is annualised from a shorter first period, so actual payouts may differ. The REIT relies heavily on IOI City Mall and on its sponsor IOIPG, and most assets sit in one corridor south of KL.
